Funding

Funding: Home Financing Guide, Part 6

The final step that turns approval into ownership.

Funding is the moment when your loan becomes official. It is the culmination of preparation, review and thoughtful financial decision making. Once the lender is ready to fund, you will sign the final loan documents and move one step closer to receiving the keys to your new home.

The Signing

When the loan reaches the closing stage, your mortgage broker and real estate agent will coordinate a signing appointment. This usually takes place in front of a notary or escrow officer.

Before signing, confirm with your mortgage broker what you should bring. This may include:

  • A valid photo ID

  • A cashier’s check for closing funds, if required

  • Any final documents requested by the lender

Take your time reviewing the papers. Accuracy is essential.

If Funds Are Being Wired

Wire transfers are commonly used for closing funds. Wiring instructions provide the information needed to direct the money to the correct escrow account.

Important considerations:

  • Arrange wiring instructions in advance

  • Confirm accuracy with both the sender and the recipient

  • Understand that delays can occur if even small errors are present

Double checking this information protects you from unnecessary complications.

Congratulations

Once funds are transferred and the loan closes, your mortgage broker will typically reach out to confirm completion. You should also follow up with the closing agent to verify that everything was received correctly.

Keep all records from this stage in a safe place. These documents represent the confirmed completion of your loan and the beginning of your ownership.

A Moment Worth Celebrating

Funding marks the conclusion of your financing journey and the start of something new. It is the point where thoughtful planning, consistent communication and financial preparation come together to support your next chapter.
